tejcurrent Posted February 3, 2008 Report Share Posted February 3, 2008 Rates are pretty good- and a 720 is still considered excellent credit. No matter what I'd try to have as big a down payment as possible- this will help things a lot for you. It's not uncommon to put 10% here in SC. Mortgage brokers tend to look at past loan history as well as your actual scores though. I had a 780 some score and couldn't buy a house because I had always paid cash for my vehicles and never took out any loans. I was told to take out a loan to help- so I did but it brought my score down to a 730some. I just ended up with owner financing anyway. Good luck man! Closing is paid by the seller. we do have the 6 monthsd of payment in the bank though also combined we make about 85k a year and we bought in an area that that is pretty good for it. Alex Posted February 3, 2008 Report Share Posted February 3, 2008 The national credit score(for America) I know is less than 700, and you should be able to get a home lone with just about any credit score, a higher one would only help with lowering interest rates. Also lien holders won't necessarily have the same credit score as you might find yourself online, so I wouldn't rely on that alone. And generally anybody can get a home loan who has a job and not too much debt to income ratio, houses aren't going to run off like, say, a car might. We are talking about a 120K loan, so not a HUGE loan or something like that. No credit card debt either.
