There will be a comments section at some point before you finalilize sending the bill. I suggest you fill that out very detailed about everything you need to disclose with the buyer. I do sugest talking to the buyer about any issues before typeing them in the comments section so the guy isn't finding out these things at the sale for the first time. Just be honest.
